Located at the crossroads of Leesburg Pike (Route 7) and Columbia Pike (Route 244), Bailey’s Crossroads has historically served as a commercial center in Fairfax County and now offers potential to be transformed from a suburban commercial area to an urban mixed use destination. Such changes require a comprehensive evaluation of issues that influence potential for redevelopment, including: land use and zoning, urban design, environmental resources, transportation and circulation, and demographic and market conditions.
As the economic consultant to a multi-disciplinary team, Vantage Point was tasked to help assess existing economic and demographic conditions, evaluate market support for various planning and design concepts, and offer strategies to facilitate the creation of a future Bailey’s Crossroads area that is sustainable from a market perspective.
As a result of this work, the Fairfax County Board of Supervisors adopted the Bailey’s Crossroads Community Business Center Comprehensive Plan Amendment. The amendment encourages Bailey’s transformation to a mixed use environment that features retail, office, residential, civic uses, and open space. The plan calls for a “Town Center” that will optimize the area’s proposed transit stops for the Pike Transit Initiative route. The development community has already responded with interest to the plan, and the County will continue to engage local property owners with a community open house and the publication of brochures on the area.
