James Run Market Assessment and Financial Viability

Vantage Point performed a market evaluation and financial feasibility analysis for specific uses at a project in Harford County, MD within proximity to Aberdeen Proving Grounds.

We evaluated the current market conditions and trends in retail, entertainment, hospitality, residential, and office and looking at the demographic and economic trends in and around Harford County and the greater Baltimore MSA to determine the financial viability of new development.  Specifically, we evaluated the market support for new Class A office space that will coincide with luxury, full service lodging amenities, supporting retail, and a new outlet mall slated for the opportunity site. To determine the opportunity for each use, our professionals engaged local government professional with planning and zoning, development review, and economic development. Further, market information was gathered from local brokers in both the commercial and residential marketplace.

Initial findings and data analysis demonstrate strong growth in the area in response to Aberdeen Proving Ground and BRAC impacts. This growth is stimulating and supportive of residential and hospitality development with supporting retail and potentially expanding office opportunities.
