State and Local Government Asset Management Initiatives
State/local asset management initiatives have included government center complexes, courthouses and enhancement of state institutional assets (schools, transit facilities, water resources). Many of these accomplishments have been attained through “asset bartering” and other creative techniques to spur private funding of public construction projects. In addition to these projects, revenue generation from a host of other types of real estate endeavors involving public lands/assets has been caused through our consulting services.

Vantage Point Economic and Transportation Development Strategies, LLC senior professionals have guided several real estate projects to fruition that were initiated as a result of downsizing of operations by Defense Department entities under the Base Realignment and Closure (BRAC) actions nationwide.
A sharp focus on structuring and implementing real estate developments on behalf of local reuse authorities (LRAs) has produced a number of “firsts” in government privatization programs by Vantage Point Economic and Transportation Development Strategies, LLC senior professionals. Included are: public/private partnership transactions to cause private development of government assets; and, numerous transfers and conveyances of assets, including the first zero-cost Rural Economic Development Conveyance nationally, among others.
Enhanced Use Leasing (EUL)
Vantage Point Economic and Transportation Development Strategies, LLC senior professionals inaugurated the use of leasing in complex real estate transactions long before this popular term was widely accepted in the industry. When governmental entities sought operation and capital funds to maintain properties under their stewardship, we devised methods to generate such funding without the need for property title transfer. Freeing up resources to maximize the use and value of property holdings meets many objectives of the wide range of public entities we have proudly served.
